However, when many people live in such a tightly-knit community, particularly when they are sharing walls, hallways, parking facilities, and the like, it is important to have guidelines.

SMOKING

SUFFOLK COUNTY LOCAL LAW REGARDING SMOKING BAN IN COMMON AREAS

The Suffolk County Legislature has approved an amendment to Chapter 754 of the Suffolk County Code which prohibits smoking in common areas of multiple dwelling buildings. The new law is in effect.

Section 754-3 provides that smoking is prohibited in common areas of multiple dwelling buildings and within a fifty (50) foot radius of all entrances, exits, and ventilation intakes to a building. “Common Areas” is defined as every enclosed or unenclosed area of a multiple dwelling building that residents of more than one unit are entitled to enter or use, including but not limited to, halls, pathways, lobbies, courtyards, stairs, community rooms, playgrounds, gym facilities, parking lots, grassy or landscaped areas, restrooms, laundry rooms, cooking areas and meeting rooms.

Please be advised that this amendment is formally included in Fairharbor’s House Rules and is strictly enforced.

PARKING

ATTENTION SHAREHOLDERS: AN ANNOUNCEMENT REGARDING PARKING

In an effort to alleviate parking congestion and optimize shareholder parking availability, parking rules are strictly enforced at Fairharbor. We urge all residents to help in the following ways:

Residents must display their gate pass – affixed to the windshield above the registration sticker as directed by the Lessor.
Let your visitors know where they are permitted to park before they arrive.
Please tell your visitors to enter at the SOUTH GATE. The parking along the dog walk area on the left is designated as VISITOR PARKING.

PET COURTESY

House Rules mandate that everyone walk their dogs only in the designated dog walk area (or off-site).

Dog walkers are required to pick up their pet’s waste not only in the dog walk area but also anywhere on the property if your pet has an accident. Bags are provided for your convenience.
